GTMA provides a full suite of digital marketing services designed to drive measurable results and maximize performance for your property. This article serves as a comprehensive guide and FAQ for our core services:

Media Strategy (PPC)

GTMA’s Media Strategy drives measurable results by placing your brand in front of high-intent renters across search, display, and social platforms. As a Google Premier Partner managing over $2 million in annual ad spend, we combine data-driven strategy, active optimization, and flexible budgeting to maximize performance and efficiency across every campaign.

Media Strategy FAQs:

How are our ads showing on AI searches?

Our campaigns are structured to align with Google’s evolving AI-powered search experiences, including Performance Max and AI-enhanced Search. This ensures your ads remain visible as search technology continues to evolve.

How do you build and structure campaigns?

We begin by understanding your property, location, and competitive landscape, then align campaign structure around renter search behavior and intent. Campaigns prioritize high-intent search themes tied to location, floor plans, amenities, and lifestyle preferences, supported by strategic geo-targeting and messaging designed to drive tours, applications, and qualified traffic.

How are campaigns monitored and optimized?

Campaigns are actively managed by GTMA’s Media Strategy team and reviewed regularly based on performance data, lead quality, and market competition. While automation supports modern advertising platforms, real people oversee strategy and make ongoing adjustments to bidding, targeting, and budget allocation to maintain efficiency and results.

How do you determine who high-intent prospects are?

High-intent prospects are identified through search behavior, keyword themes, and engagement signals that indicate a renter is actively researching or preparing to move. Campaigns are structured to prioritize these signals while remaining flexible as renter behavior shifts.

How do you choose and manage keywords?

Keywords are selected and grouped based on renter search patterns, property attributes, and market demand. We regularly evaluate performance and refine keyword focus to ensure ads remain relevant, competitive, and aligned with current search behavior.

How do you stay competitive in saturated markets?

In competitive markets, visibility comes from a holistic strategy that combines smart keyword structure, compelling messaging, strategic bidding, and ongoing optimization. Rather than relying on a single tactic, we continuously adapt campaigns to maintain strong positioning and cost efficiency.

How flexible is the advertising budget?

Your contracted ad spend is fully controlled by you and can be increased or decreased at any time without penalty. We recommend a minimum of $1,200 per month, but flexibility is built in to match your goals and market conditions.

Does 100% of my ad spend go to advertising?

Yes. One hundred percent of your contracted ad spend goes directly to advertising. Management fees remain fixed regardless of how much you choose to spend.

How is the budget distributed?

Budgets are allocated across campaigns and targeting types based on performance trends, allowing spend to flow toward the areas delivering the strongest return at any given time. Spend is managed at the campaign and ad group level rather than assigned to individual keywords.

Can geo-targeting be adjusted?

Yes. Geo-targeting can be refined or expanded based on your goals, market conditions, and renter migration patterns. Targeting is structured to balance reach, cost efficiency, and lead quality.

Are you a Google Premier Partner?

Yes. GTMA is a Google Premier Partner — Google’s highest partnership tier — reflecting advanced expertise and strong performance standards. We also maintain an industry-first partnership with Yelp to further expand reach and visibility opportunities.

What reporting and transparency do I receive?

All Media Strategy packages include monthly reporting, performance metrics, and access to a live dashboard with real-time visibility. This provides both high-level insights and ongoing transparency into how campaigns are performing.

How does GTMA compare to industry performance benchmarks?

GTMA campaigns consistently outperform multifamily industry averages in click-through rates and engagement across major advertising platforms. Our performance is guided by internal data and benchmark comparisons to ensure continued competitiveness.

How does GTMA use Performance Max (PMax) campaigns?

Performance Max allows GTMA to expand visibility across Google’s full advertising network, including Search, Display, YouTube, Gmail, Maps, and Discover. Rather than relying on one placement or campaign type, PMax uses Google’s automation to identify users most likely to engage or convert, while GTMA guides strategy through audience signals, creative direction, budget oversight, and performance review. Performance Max is most effective when partnered with a strong Search campaign structure, allowing high-intent keyword targeting and renter search behavior to work alongside Google’s broader machine-learning optimization. Together, this creates a more balanced strategy that supports visibility, lead generation, and overall campaign efficiency across the renter journey.

Social Advertising

Social advertising reaches renters early, before they begin actively searching. Through Instagram and Facebook, we deliver compliant, high-impact ads that drive engagement and support future conversions. As part of a full-funnel strategy, social strengthens search and remarketing efforts to turn awareness into action.

Social Advertising FAQs:

Where do Social Ads run?

We run paid social campaigns across Meta platforms, primarily Instagram and Facebook, including Feed, Reels, and Stories placements. These channels allow us to reach renters in highly visual, mobile-first environments where discovery and consideration naturally happen.

Why are housing ads more restricted on social platforms?

Apartment advertising falls under Meta’s Special Ad Category – Housing, which applies industry-wide. This means all housing advertisers must follow the same rules, including restrictions around age and zip code targeting. Success on social comes from strategy, creative, and smart data usage—not from loopholes.

How do you handle geographic targeting without zip codes?

Instead of zip codes, we use radius-based targeting, typically up to 10-15 miles around the property, in compliance with Meta’s housing guidelines. This allows us to reach users who can realistically move to or commute from the community, while capturing both current and near-future renters.

Who are Social Ads targeting if users aren’t actively searching?

Social ads are strongest in the awareness and consideration stages. Within the targeted radius, we layer renter-related behaviors and interests, allowing us to reach users who may not be actively searching today but are likely to be considering a move soon.

This complements search advertising, which captures users with immediate intent.

How does remarketing work with Social Ads?

As users interact with your website, we leverage first-party website data to build remarketing audiences. This allows us to serve more tailored messaging to users who:

  • Visited your site
  • Viewed specific pages like floor plans or availability
  • Showed interest but didn’t convert

These users receive more direct, property-specific ads designed to move them closer to action.

How do you decide what messaging and creative to use?

Creative and messaging are built using a combination of:

  • Your website content (amenities, floor plans, location benefits)
  • Client-provided promotions or brand guidelines
  • Performance insights from live campaigns

This ensures consistency from ad to website and builds trust, which improves engagement quality.

How is performance tracked if Social Ads aren’t always the final conversion?

We track engagement and performance through GA4 and platform data to measure:

  • Traffic quality

  • Time on site

  • Page engagement

  • Key actions and events

While social ads aren’t always the last-click conversion source, they play a critical role in:

  • Building awareness
  • Driving consideration
  • Feeding remarketing campaigns that convert later

SEO FAQs:

What does SEO actually do for my property?

SEO helps your website show up higher in Google search results and Google Maps when renters search for apartments in your area. The goal is to increase local, organic traffic from people actively looking to move.

How is SEO different from paid ads?

SEO focuses on long-term organic visibility, while paid ads generate immediate traffic through advertising spend. SEO builds lasting authority and visibility even when ads are not running.

How do you decide which keywords to target?

We research what renters are searching for in your area and identify the most relevant and realistic opportunities based on competition and demand.

What is included in on-site and off-site optimization?

On-site optimization includes improving your website’s content, homepage copy, keyword alignment, and technical elements so Google can better understand and rank your pages.

Off-site optimization includes strengthening your property’s presence outside your website through Google Business Profile optimization, local directory citations, and other credibility signals that improve visibility in search results and Google Maps.

How does SEO help us appear in Google Maps?

We optimize and manage your Google Business Profile, build local citations, publish relevant posts, and ensure your property information is accurate and consistent across the web to improve local visibility.

Why do you review homepage copy every 90 days?

Search trends and competition change over time. Regular updates keep your content relevant, improve keyword targeting, and signal freshness to Google.

What are blog articles used for?

Blog articles help your site rank for additional search terms, especially hyperlocal and long-tail searches. They build authority and expand your organic reach. They also give more opportunities for internal and external link strategies.

What is schema markup?

Schema is structured data added to your website that helps Google and AI search engines better understand your content. It can improve how your pages appear in search results.

How long does SEO take to work?

SEO is a long-term strategy. While some improvements can be seen within a few months, meaningful ranking growth typically builds over time with consistent optimization.

How do you measure SEO success?

We track keyword position rankings, website traffic, Google Maps visibility, and organic conversions such as form fills and calls.

Can you guarantee first-page rankings?

No agency can guarantee rankings because Google’s algorithm constantly changes. Our focus is on sustainable growth, strategic optimization, and measurable improvement over time. We can guarantee the page will be indexed, but ranking depends on industry etc.

Blogging

GTMA’s blogging services are designed to increase organic visibility, strengthen domain authority, and prepare your website for the future of search. Through traditional SEO and Generative Engine Optimization (GEO), our content strategy helps your property appear not only in Google search results, but also within AI-driven search experiences like Google’s Search Generative Experience (SGE).

From hyperlocal storytelling to AI-optimized content powered by EvernodeAI, our blogging solutions are built to drive long-term search growth while supporting your broader marketing strategy.

Blogging FAQs:

What is GEO (Generative Engine Optimization)?

GEO is the evolution of SEO. While traditional SEO focuses on ranking in search results, GEO optimizes content to be surfaced within AI-generated summaries and conversational search experiences. This ensures your property remains visible as search technology continues to evolve.

Why does blogging matter for multifamily properties?

Blogging increases keyword coverage, improves indexing, and builds domain authority over time. It allows properties to rank for hyperlocal and long-tail searches renters use during early research phases — strengthening visibility beyond just “apartments in [city].”

What types of blog content do you create?

We focus on hyperlocal, renter-focused topics aligned with neighborhood relevance, lifestyle appeal, and search demand. Content is crafted to support both SEO and G.E.O. visibility while reinforcing your property’s positioning.

How does blogging improve Google rankings?

Consistent, optimized content signals relevance and authority to search engines. Over time, this increases indexed pages, strengthens domain authority, and expands the number of search queries your website can rank for.

How long does it take to see results from blogging?

Blogging is a long-term growth strategy. While indexing improvements may occur relatively quickly, meaningful ranking gains and authority building typically develop over several months of consistent publishing.

How does blogging support our overall marketing strategy?

Blog content strengthens SEO, supports G.E.O. positioning, and provides material that can be repurposed across social media, email marketing, and paid campaigns. It enhances the entire marketing ecosystem rather than functioning as a standalone tactic.

Reputation Marketing

Your online reputation directly influences leasing decisions — often before a prospect ever visits your website. GTMA’s Reputation Marketing services ensure the conversation surrounding your community is actively monitored, professionally managed, and strategically enhanced. Using our proven four-pillar response philosophy and EvernodeAI-powered tools, we help properties respond consistently, build trust, and turn feedback into an opportunity for growth. Whether you prefer a hands-on or fully managed approach, our strategy focuses on transparency, professionalism, and long-term brand strength.

Reputation Marketing FAQs:

What is GTMA’s four-pillar reputation strategy?

Our four-pillar strategy ensures review responses are professional, empathetic, solution-oriented, and brand-aligned. This framework allows us to respond objectively while reinforcing your community’s values and commitment to residents.

Why is responding to reviews so important?

Prospective renters read reviews before making decisions. Consistent, thoughtful responses demonstrate professionalism, accountability, and care — all of which influence trust and leasing outcomes. Silence can create uncertainty, while strategic responses help control the narrative.

How does reputation management impact leasing?

Reputation management strengthens credibility. When prospects see consistent engagement and proactive communication, it builds confidence in your management team and community experience, positively influencing leasing decisions.

Are review responses automated?

EvernodeAI supports response creation using GTMA’s proven framework, but responses are customized and tailored to each review. The goal is consistency and efficiency without sacrificing authenticity.

What happens when we receive a negative review?

Negative reviews are addressed using a professional, objective approach designed to acknowledge concerns, encourage offline resolution, and reinforce your brand’s commitment to resident satisfaction. Our strategy focuses on de-escalation and trust-building.

Can negative reviews be removed?

In most cases, reviews cannot be removed unless they violate platform policies. Instead of focusing on removal, our strategy centers on professional responses, consistent engagement, and generating positive feedback to strengthen overall rating and perception.

What platforms are monitored?

We monitor major review platforms relevant to multifamily properties, including Google and Facebook, with visibility through our EvernodeAI Reputation Dashboard.

What is included in the EvernodeAI Reputation Dashboard?

The dashboard provides daily review logs, analytics highlighting top positive and negative topics, and visibility into response performance. This allows properties to identify trends, recurring concerns, and opportunities for improvement.

What is the difference between DIY Reputation Marketing and GTMA-Managed?

DIY Reputation Marketing provides access to the EvernodeAI dashboard, AI-powered customized response drafts, daily review logs, analytics, and up to two Facebook posts promoting 5-star reviews.

GTMA-Managed Reputation Marketing includes everything in DIY, with GTMA publishing review responses on your behalf using our four-pillar strategy — providing a fully managed, white-glove experience.

How quickly are reviews addressed?

Reviews are monitored daily. Response timing depends on the selected package, but our system ensures consistent visibility and timely engagement.

If your campaign launch date is pushed-back, the original prorated launch invoices will be voided, and new invoices with the updated launch date will be generated to replace them. Please note that launch dates are not pushed back due to late payments.
